(4) When and where do I get the keys? You collect the keys in the office when checking in.
(14) What days and times can we move into the flat? The check-in to any of our apartments should happen during our office hours. If you need to move in outside of our office hours, there will be an extra charge.
(1) Do we get the entire deposit back at the end of the stay? Once your stay comes to an end, we evaluate the condition of the accommodation. If there are not any damages in the flat/room, you will get the whole sum of the deposit back.
(2) What is the deposit? The deposit is an amount that is paid as a warranty to cover any damages or situations that might occur during your stay in the apartment. The deposit is normally paid by bank transfer when you book an accommodation. This amount is returned at your departure, when you have checked out of the apartment.
(54) Renting a room? Renting a room has a similar process to renting an apartment, only difference being that the cost is less. You can choose the size and location of the flat to share.
We put you in contact with the landlord of the room. Renting a room is an ideal option for those who wish to meet new people. The rooms are mostly rented out to students and professionals under the age of 35.
(63) What is a long-term rental? A rental is considered annual when its duration is over 11 months. Barcelona-home offers you a wide range of apartments available to rent annually:
- We offer everything from studios to six room apartments, luxury apartments, etc.
- We always guarantee the best prices, very affordable for everybody. We have furnished or non-furnished flats.
- In many of the apartments it is possible to have a parking spot and utilities will be provided.
(413) Sleeps It is the number of people that can sleep in the apartment. This number is recommended or provided for shorter, holiday stays. In case of stays longer than one month it is better to choose a property that we recommend to be more appropriate and convenient for longer stays.
(11) Are the rooms in shared flats exclusively for students? The shared flats are exclusively for students and for people under the age of 35.
(403) Internet The Internet connection in the apartment is paid by the landlord and is free of charge for the tenant. Due to this, you will not be reimbursed if any problems occur with the connection during your stay.
If you detect a problem with the Internet connection in your apartment, please carry out the following steps:
If there is more than one computer in the apartment, confirm that the Internet connection does not work with any of the computers. This varifies that the problem is not with the configuration of your computer.
Confirm that you cannot access the internet using the LAN connection.
If you cannot connect under these circumstances then carry out the following procedure:
Contact the landlord by email or phone. They will then contact the Internet provider in order to have a technician sent to the apartment.
If the landlord sends someone to double check the connection before calling the Internet provider and the connection is actually working, there will be a call out fee charged.*
If the technician arrives at the apartment and is able to connect to the Internet with their computer, the call-out charge will be passed onto the person who initially contacted the landlord to report the problem.
If the technician confirms that there is a problem with the connection, the Internet provider is responsible for fixing the connection.
The repair work is arranged by the Internet provision company and the landlord will inform customers of any information provided by the Internet provider.
If you would like to have your own Internet connection during your stay, it is possible to get a personal wireless connection with many Internet providers.
-In the apartments that have internet, the service becomes active from the moment you arrive, but if the internet is stated as optional, the service will be payed for by the client and will remain online so long as the client stays longer than 30 days.
(100) Baby cot and baby chair We offer this service for stays shorter than 30 days.
You must inform us of your requirements at the time of your reservation so that we can ensure that the equipment is available.
(91) Elevator The elevators are not always suitable for people with disabilities.
(92) Blankets Each bed includes a blanket.
(93) Sheets Each accommodation has a set of sheets for each bed. If the client wishes , a daily sheet service is optional.
(94) Towels Each room includes a set of towels (large and small).
(97) Animals Pets and animals are not always permitted. In some cases they are permitted without a cost and in other cases a charge is included.
(43) Details The owner may change website details without notice.

(8) Only for stays for 30 days or more: How do we pay the bills for water, gas and electricity? At the time of check-out, in cash.
(409) Nights Barcelona-home calculates the total price of a stay based on months (a month being 30 days).
The price of each night is calculated from the monthly price and divided by 30 nights.
Example of calculation for nights:
Length of stay: From June 10 to September 2.
Total: 84 nights
Month 1 (30 nights) = 700€ (monthly price)
Month 2 (30 nights) = 700€ (monthly price)
Nights (24) = (700€ / 30 nights) X 24 nights = 559.99€
Total for 84 nights (2 months and 24 nights extra) = 1959.99€
(*) The monthly price can vary in each case.
(411) Monthly Payment It refers to the amount of the monthly rent plus the monthly utilities costs.
(406) Deposit This refers to the amount that the tenant pays as a deposit or guarantee, which shall be returned at the end of the stay.
(98) Cancellation Insurance We offer cancellation insurance, which allows you to receive the amount paid for the reservation, in case your trip is cancelled.

Cancellation less than one month before.......40%
(3) For stays longer than one month: What is the cost of the administration of utilities? The utilities are in the name of, and are paid for by, the landlord of the property. There is a cost involved for the administration and the management of the utilities by the landlord.
(410) Monthly Payment It refers to the amount of the monthly rent.
(29) If I have made a payment for an apartment in advance, will I get my money back if I decide to no longer move into the flat as agreed? In such case that the interested party of the apartment decides to cancel the present reservation, having already made the inicial reservation payment, the amount paid to reserve the apartment is non-refundable and will be accounted as administrative costs. The reservation will only be valid until the day of entry to the apartment, in which you will be asked to pay the rest of the amount due for your stay. If no payment is made for the remaining amount, you will lose the reservation and the amount associated with making such reservation or inicial payment.
(33) When will I receive the confirmation of the reservation? We make the reservation as soon as we've received the receipt of the payment for the accommodation. If two reservations have been made at the same time, we have to accept the reservation of the person whose fax/email arrived first on a "first come - first served" basis. You will receive an automatic email notifying you that the reservation has been made.
(16) Responsibilities Barcelona-home act as an intermediary between the client and the landlords who own the flats we are renting out to you. We are responsible for the reservation process. However, we are not responsible for any problems that may occur in the apartment. We can therefore not be responsible for delays, accidents, losses, changes of prices, damages or breakdowns, etc. (neither for persons nor objects) that might occur during your stay in any one of the flats.
The descriptions of the flats that appear on our website are supplied to us by the landlords so we cannot take any responsibility if they contain errors or misleading information. If, for some reason, it is not possible to move into the flat or if you have to move out for reasons out of our control, we reserve the right to offer an alternative flat to the client which we will not be responsible to pay for. If by midnight we still have not managed to find suitable accommodation, you will receive a full refund. We will only do this if the client and the landlord are both happy with the decision.
Barcelona-Home does not take responsibility for:
- Errors, omissions or incorrect information regarding apartments.
- Counterfeiting by owners or third parties.
- Damages and personal breakages or injuries occurred in one of the accommodations or language schools presented in our web-page during the stay contracted by Barcelona-home.
- Discussions between a client and a third party.
- The content of the links to other websites located on our website.
- Our company reserves the right to carry out changes in prices and public information on these website without prior notice.
- If you choose to send us your reservation fee by bank transfer, Barcelona-home will not be responsible for any bank charges and the same rule applies if we are transferring back to you.
Barcelona-home states that all the properties advertised on the web page are administered by the landlord. Consequently, Barcelona-home is only in charge of the publicity of each of the properties advertised and the booking. Therefore, any kind of incident, request and/or complaint regarding the property itself must be dealt with by the landlord. If you find yourself in any of these situations, you can notify Barcelona-home and we will contact the landlord on your behalf.

How to book a flat
